Crawley Homes' policies

Tenancy

Your tenancy policy

The tenancy policy applies to our own housing stock and includes our approach to:

  • the types of tenancy we will grant
  • the circumstances in which we may grant certain types of tenancy
  • our approach to sustaining tenancies, providing support to vulnerable tenants, and preventing unnecessary evictions
  • incentives to encourage mobility and address under-occupation

Antisocial behaviour policy

We believe that all residents have the right to live in a safe, secure and peaceful environment. We are committed to promoting understanding, tolerance and respect within our communities, and working together as one council to achieve this aim. Our antisocial behaviour policy sets out the role of our Antisocial Behaviour team.

CCTV policy

This policy applies to CCTV that is installed and used by Crawley Homes and outlines our use of CCTV placed in communal areas of our premises.

This policy also covers private (domestic) installation of CCTV or surveillance by our residents and the processes that must be followed in order to secure permission to install these systems.

Compensation policy 

The aim of this policy is to explain how we (Crawley Homes) will rectify any service failure in order to restore a person to the position they would have been in had the service failure not occurred.

Short term alternative accommodation policy

This policy sets out our approach to accommodating residents on a temporary basis if their home becomes unoccupiable for a short period of time.

Repairs and maintenance

Asbestos management

This policy details how we are committed to ensuring the health and safety of tenants, employees, contractors, and visitors by effectively managing the risks associated with asbestos-containing materials (ACMs) in properties owned or managed by Crawley Borough Council.

Damp and Mould policy

This policy on sets out our approach to protecting tenants and their homes from damp, mould and condensation.
 

Disabled adaptations policy

The aim of our disabled adaptations policy is wherever possible to adopt a consistent and common approach to the management of disabled adaptations delivered by the council. 

Electrical safety policy

This policy shows how we ensure the safety of fixed electrical installations, portable appliances (where applicable) and other electrical systems or fixtures in properties owned or managed by us.

Gas and heat safety policy

This details how we ensure the safety of fixed gas installations, portable appliances (where applicable), gas appliances, pipes, (gas fittings) and other gas systems or fixtures in properties owned or managed by us.

Repair and maintenance

This policy applies to all stock owned and managed by Crawley Homes on behalf of Crawley Borough Council. It sets out our obligations to tenants and residents in accordance with the tenure they hold and thar the repairs and maintenance service meets all legal and regulatory requirements, including those relating to statutory health and safety responsibilities.

Stock condition policy

The stock condition policy sets out how we will assess the condition of our housing stock to maximise the efficiency of our maintenance investment programmes.

Water safety policy

It is important to control the risks of Legionellosis and this policy outlines the steps we take in order to prevent unnecessary exposure to Legionella bacteria and protect our residents staff, maintenance operatives and other visitors to our properties.

Resident engagement

The greatest experts are those who live and experience our services; you know what works and what doesn't and what your communities need. How we will gather your views and use them to improve our service are outlined in this strategy. The action plan for the strategy is provided as a separate document.
