Crawley 2030: Development Briefs

As required by the Local Plan, we are commencing work on a number of Development Briefs. These expand upon the policies established by the Crawley Borough Local Plan 2015 – 2030: Crawley 2030, in relation to specific development site allocations.

Once adopted, the Development Briefs will be supplementary planning guidance documents and will form a material planning consideration against which decisions can be made in relation to proposals for the development of the site. Each Development Brief will:

Draft Land East Of Balcombe Road/Street Hill, Worth Development Brief

The draft Land East of Balcombe Road/Street Hill, Worth Development Brief has been prepared by the council to help guide the delivery of residential development, biodiversity and heritage enhancements at this site, which is allocated by the Crawley Borough Local Plan Policy H2. The Development Brief is unable to change or make new planning policy, but provides greater level of description and detail relating to the opportunities and constraints on the site, setting out guidance that builds upon the requirements set out in the Local Plan allocation.

We published the draft Land East of Street Hill Development Brief for an extended eight-week Public Consultation period between 17 July and 11 September 2017. Feedback received during this consultation has been carefully considered and has led to some changes to the draft document.

A further stage of public consultation is now taking place on the amended draft Development Brief. The draft Development Brief can be viewed below:

Paper copies of all of the consultation documents are available to view at the Town Hall and Crawley Library during normal office/opening hours.

Breezehurst Drive Playing Fields Development Brief

On 21 June 2018, the council formally adopted the Breezehurst Drive Playing Fields Development Brief. Breezehurst Drive Playing Fields has been allocated as a Housing and Open Space Site in the form of a mixed use recreation/residential development. Key requirements for the development to include are set out in the Local Plan Policy H2 allocating the site. The Brief provides a greater level of description and detail relating to opportunities and constraints on the site, setting out guidance that builds on the requirements in the Local Plan allocation.

The Development Brief was subject to a period of early engagement consultation, in addition to being published for an extended eight-week Public Consultation period, between 30 November 2017 and 25 January 2018. A Consultation Statement has been produced to accompany the final Development Brief. This Statement sets out details of the comments received and outlines the council’s response.

Paper copies of the documents are available to view at the Town Hall and Crawley Library during normal office/opening hours.

Land at Tinsley Lane

On 4 April 2017, we formally adopted the following supporting planning document:

Tinsley Lane Development Brief (April 2017)

Land at Tinsley Lane, Crawley has been allocated as a Housing and Open Space Site in the form of a mixed use recreation/residential development. Key requirements for the development to include are set out in the Local Plan Policy H2 allocating the site. The Brief provides additional contextual information and guidance to expand and advise on the planning policies which are particularly relevant for enabling the sustainable development of this site.

The Development Brief was subject to a period of early engagement consultation, in addition to a formal six week period of public consultation. A Consultation Statement has been produced to accompany the final Development Brief. This Statement sets out details of the comments received and outlines our response.
